In cooperation with Rafferty Capital:
We gained entitlements for 175-acre piece in Wading River, NY, with 150 home sites. The investor received $1,650,000 profit plus 15% interest (100% annual return).
HOMES AT CHERRY CREEK
In cooperation with The DeMatteis Organization:
We gained entitlements for 60 home sites on a 113 acre piece in Riverhead, NY, contiguous to the east side of Cherry Creek Golf Club. Over a 3-year period the investors made 100% annual return.
HOMES AT AQUEBOGUE
In cooperation with The DeMatteis Organizations:
We gained entitlements for 80 home sites in Aquebogue, NY, surrounding the Long Island National Golf Club. The property was sold to the Kushner Companies. The investor, over a 3-year period, made over a 100% annual return.
SOUTHAMPTON ENTERPRISE ZONE
Located on Route 24 in Southhampton N.Y. This piece of land was an old United Artist drive in movie theater, and was one of the last remaining large 35-acre pieces still zoned light industrial in the town. The property was purchased in July, 2000 in association with Blarney Brokerage and the Heinlein Group. There was owner financing that was converted to a land and infrastructure loan with the Suffolk County Credit Union. The credit union also purchased 3-acres for their headquarters. In conjunction with the town, we agreed to a zone change so that the industrial park will become part of a master planned community. This Planned Development District (PPD) is receiving local and national awards as a private/public collaboration to build a modern hamlet center. Click here and see the propsosed master plan.
